A deposit of 50% of stay will be taken 1 (one) month prior to check-in date. The balance will be taken 2 (two) weeks prior to check-in date.

Cancellation Policy
No cancellation fee if reservation cancelled at least 1 (one) month prior to check-in date. If reservation is cancelled with more than 2 (two) weeks, but less than one month notice, the deposit will be forfeited as a cancellation fee. If reservation is cancelled with less than 2 (two) weeks notice, or for early departures, the entire reservation amount will be charged as a cancellation fee.
Due to our small size, cancellations for any reason will be charged according to the above policy. We will make every attempt to re-book any cancelled reservation. If we are able to re-book all, or part, or your cancelled reservation, we will provide you with a gift certificate equal to the amount we were able to re-book that is valid for one year from the dates of travel that were cancelled.

Pet Policy
We allow one, small dog (30 pounds or less) only in our Smokies Cottage. There is an additional pet fee of $20 per day not to exceed $100 per stay. Only well behaved dogs please. Pet owners are responsible for any damage caused by their pet. Dogs must be leashed at all times while on our grounds or in the breezeway. Dogs must be crated when being left unattended in our cottage. Owners are required to clean up after their dog and place wastes in garbage can behind cottages. Dogs may be walked only in designated areas of property. Certified service animals are exempt from the above charge. Therapy dogs are not considered service animals and will be charged accordingly.
All dogs must be clean, up-to-date on vaccines and treated for fleas and ticks. Confirmation is required before arrival date. Barking is disruptive to other guests on the property. Please maintain a quiet environment for all our cottage guests.
Any dog, not previously authorized by Management, that is found to be staying in our Smokies Cottage will result in a $100 fee in addition to the original pet fee applicable to your stay.
**NOTE: If booking through Booking.com, VRBO, Flipkey or other online agency, the pet fee is NOT included in their bookings and must be paid directly to property owner/manager prior to your stay.**
Check-In/Check-out Procedures
Check-In Time
Guests are welcome to check into our Cottages any time after 4pm.
Check-Out Time
Our standard check-out time is by 11am.
Keyless Entry Procedure
Our guests will be provided with a pre-arrival email one week prior to your scheduled arrival date. This email will contain a keyless entry door code for use during your stay. This email also provides details regarding use of this code for both unlocking and locking your Cottage front door. Please either bring a printed copy of this email or have it available for use on your smart phone.
General Policies
Three night minimum stay is required for booking our extended-stay vacation rental cottages, unless otherwise indicated on our website. For reduced stay requirements, please call us at 828-564-6875 for consideration.
Due to the small size of our property, we only accept children 12 years of age or older.
Per insurance regulations, we cannot allow any burning of candles or incense on our property at any time.
**NOTE: Your safety matters. Exterior security cameras are located in the breezeway facing out towards the parking lot and front walkway, as well as monitoring the back stairways. The camera does not look into any interior spaces.**
No smoking is allowed in either of our two Cottages. Smoking is also not allowed inside the breezeway of Cottage building. Smoking is permitted on the front porch immediately in front of each Cottage by the chairs. Smoking is also allowed anywhere on the Cottage grounds. Please dispose of cigarette butts appropriately. There is a garbage can located behind the Cottage building and an ashtray between the two chairs on the front porch.
We accept cash, personal check (only if received at least one month prior to arrival date), travelers checks, debit cards and the following credit cards: VISA, MasterCard, American Express and Discover.
